Lien on real estate
A lien on real estate is a necessity in our country. The security is up to an 80% LTV ratio. In practice, this means that we will not loan more than eight million for real estate worth CZK 10 million. Investors are thus secured if the real estate price falls.
Notarial deed
A notarial deed gives us the opportunity to immediately collect a debt through distraint. As a result, we don’t have to file a suit with the court and wait for its decision. The bailiff can directly order the sale of the pledged property.
Lien on shareholdings
We can sell a partner’s share in their company. Such a company usually owns real estate that is also pledged.
