Banking level security
The safety of our investors and minimising the risks of investing are our top priority. In order to protect our investors' money, we provide bank-level investment security. All while maintaining above-average returns.
Investown security has the following levels:
Level 1: Lien on real estate
A lien on the property is a must in our country. If necessary, the lien allows us to sell the mortgaged property and satisfy the claims of investors. The collateral is up to 80% LTV. What does this mean? For example, we will not lend more than CZK 8 million on a property worth CZK 10 million - as an investor, you are secured in the event of a fall in the property's price. With effect from 1 April 2022, even banks cannot provide loans with LTVs higher than 80%.
Level 2: Personal liability of the managing director
Personal liability is the second level of reinsurance. If the sale of the property is not sufficient to cover the loan, we recover the remaining amount directly from the personal assets of the project owner. In addition, we carefully examine the owner of the property in advance to see what liabilities he or she has.
In each project, investments are thus secured in at least two ways - by the financed real estate itself, the value of which must always be at least 20% higher than the value of the loan provided, and by the personal guarantee of the company's managing directors or owners.
All these levels of security go hand in hand with a rigorous selection process and risk analysis of projects before and after they are added to the platform. Our investors can therefore be sure that their money is as secure as possible.
